Right now, we typically buy homes where our valuation is between $100K and $800k

Max Lot Size
We will consider homes that sit on a maximum homesite size of 2 acres.

Year Built
We typically buy homes built after 1950

Home Location
We can only buy homes within our service areas that are not located in a gated community. We are unable to purchase homes located in an Active Adult Community (55+ communities). *We are currently unable to purchase homes located in a flood zone.

Ownership & Occupancy
We only buy homes if the seller has clear ownership of the property. The home must also be owner-occupied (in the case of Late Checkout) or vacant at the time of closing.*We do not buy homes that are owned by banks, government agencies, or government loan insurers.

Solar Panels & Solar Leases
We can usually buy homes with solar panels where the panels are owned outright. We can also buy homes with solar leases, but only if the solar lease has been pre-paid at or prior to closing and the solar panels are purchased outright by the seller at the time of closing.

Home Condition and Materials
We consider other factors related to the home’s materials and overall condition. The criteria below may impact our ability to purchase your home:

  • Your home is being sold as a short sale or foreclosure.
  • Your home has additions that were not permitted by the municipality.
  • Your home has significant foundation issues or was damaged by floods, fire, or other natural disasters.
  • Your home has dated materials like polybutylene plumbing or masonite woodruff roofs.
  • Your home has a well or septic system.
  • Your home has active organic growth.

How does closing a home sale work?

One of the last steps, before you close, is to share move-out photos using your online dashboard. This process makes moving out easy, fast, and stress-free.

Closing steps

  • Clean out the home – Make sure the home, yard, and exterior are completely empty of all personal items, debris and trash. Don’t worry about deep cleaning—broom-swept is fine. What to leave behind:  Built-in appliances, extra keys, and remotes can stay in the home. Anything attached to the house should remain with it, unless your contract specifies to take it with you. If you’d like, you can leave extra paint, tiles, or flooring. Just be sure to notify your agent first. Not sure if something should stay or go? Call or email your agent to get help.
  • Upload move-out photos – Once everything is cleared out, follow the instructions on your dashboard to upload photos of the home’s exterior and interior. This helps us confirm that the home is in the same condition it was during the assessment. It also helps us ensure that all items are removed so your closing isn’t delayed.
  • Keep your utilities on – Please schedule your utilities to remain active for 3 days after your move-out date. We use that time to make sure we can get all accounts transferred to the buyers name. We do our best to have all utilities transferred on the day you close.
  • Leave your keys – When you accept your offer, we mail you a lockbox with instructions on how to leave behind your keys. When you’re ready to move out, put your front door key in the lockbox and leave it in one of three places: the front door handle, the front hose bib, or the exterior gas meter. You can leave other keys and related items (mail key, pool key, gate key, garage opener, appliance warranties) on the kitchen counter before you leave. Don’t forget to lock the door on your way out, and remember not to bring the keys to your signing appointment.  If you have any questions or you aren’t sure where to leave your lockbox, call or email your agent.
  • Forward your mail – In case you haven’t already, please contact the USPS to forward your mail to your new address. Also, please be aware of any packages that may be coming soon from shipping services such as UPS and FedEx. Consider contacting them directly to make the necessary arrangements.
